This non-load bearing dining room wall and load bearing living room wall will be removed to help create a new spacious floor plan. PCS calculated the size of the beam required to carry the second-floor weight and submitted beam size to County Engineers for approval. As a Class “A” License Contractor, PCS can take care of all your building department requirements. This makes it an easy, effortless process for you. 
This picture shows both walls removed and the micro-lamb beam installed to carry the 2nd floor weight. This picture also shows the portion of walls that were cut and left at the proper height to provide safety around the stairwell leading to basement.
The micro-lamb beam was installed 3 inches below the existing crown molding. Cutting the walls 3 inches below the molding enabled us to leave the existing crown molding intact which ultimately saves the customer money. 
The old cabinets and bulkhead above were removed to enable installation of 48” wall cabinets that extends to the ceiling. Also, two light circuits were installed in the upper walls to provide power for the top cabinet lighting.
PCS removed the old kitchen light fixture and installed recessed lighting in the kitchen, hallway and living room areas. All new cabinets, appliances, sink, and Corian counter tops were installed.
